Financing Your Project
Local Banks We Know & Trust
Construction Loans Through Local Lenders
We don't offer in-house financing, but we've worked with clients enough times to know which local banks handle construction loans well. If you're not sure where to start, ask us and we'll point you in the right direction when we talk through your project.
A custom home or major remodel is a significant investment, and most of our clients finance it through a local bank that understands construction lending in East Tennessee. We're glad to walk you through how that typically works and what your lender will want to see from us before they approve the loan.
The good news is you don't have to figure out the financing piece alone. Over the years we've built relationships with several local lenders who know how construction loans work and who understand the East Tennessee market. When you're ready, we'll share a few names and help you understand what to expect from each one before you ever sit down with a loan officer.
We're also happy to stay involved on your side of the table — answering the lender's questions about scope, timeline, and materials, and coordinating draw schedules so your loan releases line up with what's actually been built. You borrow from the bank, but you're not navigating the build by yourself.

We Don't Lend Money.
We Help You Borrow the Right Amount.
A realistic scope and timeline up front means your loan matches the actual project — not a guess that leaves you short or over-borrowed.
We stay involved — the loan is yours
Throughout the build, but the loan itself is between you and your bank.
Talk With Us First
Before you approach a lender, talk through your project with us. A realistic scope helps you borrow the right amount — not too much, not too little.
We Point You to Local Banks
We've worked with clients enough times to know which local banks handle construction loans well. We'll share a few names when we talk.
You Apply Directly
You apply with the bank of your choice. We're happy to answer questions the lender has about scope, timeline, or materials as they underwrite the loan.
We Build to the Plan
Once financing is in place, construction proceeds on the agreed schedule with regular updates, so draws line up with progress.
What most of our clients use
Your bank will recommend the right fit — here's what to expect.
Construction-to-Permanent Loans
A single loan that converts to a standard mortgage once the home is finished. This is the most common route for custom home builds and means one closing instead of two.
Construction-Only Loans
Short-term financing that covers the build only. You pay it off or refinance into a permanent mortgage once the home is complete.
Home Equity & Refinance
For remodels and additions on a home you already own, many homeowners tap existing equity or refinance rather than take out a separate construction loan.
How the loan process works
- 01Lenders typically want a project scope, a timeline, and a builder they can verify. We help you put that together.
- 02Construction loans usually release funds in draws tied to milestones — foundation, framing, finish — not in one lump sum.
- 03Your down payment and credit profile set the terms. The bank, not Hite Construction, makes that decision.
- 04We coordinate with your lender on inspections and draw schedules so payments line up with what's actually been built.
